Commercial roof coating cost in Houston starts at $2.50 per square foot, typically about a third of the cost of a new roof. Most coating projects run $2.50 to $4.50 per square foot; replacing the same roof typically runs $8 to $16. On most commercial buildings, that gap is the reason to look at a coating before anything else, as long as the roof underneath is a genuine candidate.

What Moves the Price

1. The warranty term you want

This is the biggest one. GAF specifies its coating systems for 10, 15 or 20-year terms, and each step up requires more coating on the roof. A 20-year system uses more material and labor than a 10-year system on the same roof. When two quotes are far apart, check which term each one is priced at.

2. The coating system

GAF describes acrylic as the more economical coating per square, while silicone is the one built for ponding water. A roof that ponds needs silicone whatever the budget. See silicone and acrylic.

3. What the survey finds

Wet insulation and membrane have to be cut out and replaced with like material before any coating goes on. A dry roof with a few wet spots and a roof with wet areas across whole sections are very different jobs, which is why we don't quote a coating sight unseen.

4. Detail work

Seams, laps, fasteners, curbs, pipes and drains are treated one by one. An exposed-fastener metal roof has thousands of screws to secure and encapsulate; a roof crowded with rooftop units has more penetrations to detail. See metal roof restoration.

5. The surface

Asphaltic roofs need a bleed-blocking primer or base coat first, and granulated surfaces take more primer than smooth ones: GAF specifies 1.0–1.3 gallons per square on granulated surfaces against 0.66–1.0 on smooth. See mod-bit & BUR restoration.

6. Drainage fixes

Where water collects behind rooftop units, GAF's steps call for sheet metal crickets. Fixing drainage costs money up front and protects the warranty you're paying for.

Why a Coating Costs So Much Less

A replacement pays for tearing off the old roof, hauling it away, new insulation and membrane, and the risk of an open roof over the building while the work is underway. A coating keeps the existing roof as its base. You pay for repairs, preparation, detailing and the coating itself, and the building stays in use.

A coating is also renewable. GAF notes that many of its coating systems can be recoated as they wear, extending their life again rather than starting over with a tear-off. For when that trade-off doesn't work, see roof coating vs. replacement.

Tax Treatment and Rebates

The Roof Coatings Manufacturers Association notes that roof coatings are typically classified as maintenance and in many cases can be written off in the calendar year the coating is applied. That can differ from how a full replacement is treated. Ask your accountant how it applies to your building before you count on it.

On rebates, the RCMA says some states, cities and utilities run programs for reflective roofs, and the EPA notes that cool-roof rebates are typically run by utilities or cities. Check with your electric provider before the project starts, since some programs require approval up front.

How Our Pricing Works

  • The roof survey and moisture scan are free.
  • Adhesion testing, which GAF requires before it issues a coating warranty, is a one-time $1,500 cost.
  • The written quote follows within 24–48 hours of the survey, with the system, the application rate, the thickness and the warranty term.
  • The price is locked once you sign. The calculator above is a rough range, not a quote.

Roof Coating Cost FAQ

In Houston, a commercial roof coating typically costs about $2.50 to $4.50 per square foot. Full replacement of a commercial roof typically costs $8 to $16 per square foot. The coating system, the warranty term, repairs found in the survey and the amount of detail work decide where a roof lands.

At $2.50 to $4.50 per square foot, coating a 20,000 square foot commercial roof typically runs about $50,000 to $90,000. Replacing the same roof at $8 to $16 per square foot would run about $160,000 to $320,000.

Acrylic. GAF describes its acrylic coatings as more economical per square than silicone. Acrylic is restricted from roofs where water ponds, though, so on a flat roof that holds water, silicone is usually the only real option.

Usually because they are not for the same thing. GAF's coating systems are specified for 10, 15 or 20-year terms, and each longer term requires more coating. Compare the application rate, the thickness, the warranty term and the warranty type on each quote.

The Roof Coatings Manufacturers Association says roof coatings are typically classified as maintenance and in many cases can be written off in the year they are applied. Tax treatment depends on your situation, so confirm it with your accountant.

Yes. The roof survey and moisture scan are free. Adhesion testing, which GAF requires before it issues a coating warranty, is a one-time $1,500 cost.

Spray foam roofing costs more than a coating alone because a layer of foam goes down before the coating. We price spray foam roofs after a survey and don't publish a per-square-foot range for them.
